When dealing with foreclosures there are a few things that you must keep in mind

Most important is that the listing agent for the banks owes their duties to the bank and not the buyer they represent the banks best interest in negotiations

First Banks will require you to be prequalified with a lender or have proof of funds when submitting your

offer for a property

Second All properties are being sold AS/IS with the right to inspect.

Third The banks will want ot use their title agency and they pay for title insurance, I suggest that you have an

independent title search proformed either by a lawyer or a title company to protect yourself.

Fourth Banks require the contract to be written on a AS/IS contract

Fifth Banks will require you to read and sign an addendum that release them from any further liabilty

Sixth All deposit are escrowed with the banks title company
